The home condition assessment

See your home through the eyes of a buyer

Be as objective as you can, put yourself in the shoes of a prospective buyer and look at your home in terms of what makes it appealing and what could be viewed as a drawback. Buying a home is not just a financial transaction; there is a strong emotional element connected to the purchase of a home and buyers want to buy a property where they can move in without having to worry about repairs. Occasionally a buyer will look for a house that is in need of repairs, but then the buyer will want to pay a low price.

You want your home to appeal to a buyer on a financial and emotional level. Get your friends or family to assist by giving you their honest opinion of your property:

  • Does it feel cosy, welcoming, warm? If not, why?
  • What are the best and worst features of your home? How can you change the worst features?

If you have lived in your home for more than a few years, you tend not to notice things that are obvious to others, such as a crack in a wall or a scratched doorframe. Fresh eyes can help to point these things out to you so you can fix them.
